What is Scheele Properties?

Scheele Properties is Property Management company headquartered in Indianapolis Indiana. We have been in business since 2003. We specialize in affordable housing in the greater Indianapolis area. We also purchase and renovate distressed homes.

How do I apply online for an available home?

You can apply online through our rental application portal. You can start by clicking on the "Online Rental Application" link found on the main page of the website. The application form takes about ten minutes to fill out. Once the application has been submitted we will contact you within 48 hours to let you know your application status. (Note: Any person, 18 and over, who will be residing in the home must fill out a rental application.)

How do I qualify?

As part of the rental application process we screen for credit history, eviction history, and previous felonies.

Poor credit history does not necessarily disqualify you; however, it may require a larger deposit.
No evictions within the past three years.
No felonies within the past five years.

Are pets allowed?
- In many cases, but not all, pets are allowed for an additional deposit and/or additional pet rent. Pet allowance is based on the property not on the applicant.

When can I move in?
- Once you've been notified of your tentative qualification, we will schedule a meeting to confirm your ID and pay stubs with your application, fill out the lease, and collect the security deposit and first month's rent. You can move in immediately thereafter.

How can I get a copy of my monthly statement?
- Statements are mailed or emailed to tenants every month. You can also view and print a copy of your statement at any time by logging into your account online through our tenant portal. You can access the portal by clicking on the "Resident Login" link in the menu on the left hand side of the screen. Access is available 24 hours a day.

I need something repaired. What do I do?
- If something is broken or is about to break, please let us know. There are several ways you can tell us about a needed repair.

How do I pay my rent?
- All rent is now collected electronically. You will receive instructions of how to send the rent when we sign the lease.

When is my rent due?
- Rent is due on the 1st of every month. If you've moved into your home in the middle of the month, rent will still be due the first of the next month; however, the payment will be prorated accordingly.

Who pays for the utilities?
- There are a few exceptions where Scheele Properties pays for the water at a couple of the homes, but for the most part tenants pay for all the utilities in their home which includes; water, electric, cable, phone, and gas (where applicable).

When do I get my Security Deposit back?
- Unless there are damages to the home, or unpaid water/sewer bills, or unpaid rent, requiring use of your deposit to pay for these items, you will receive your deposit within 45 days of move-out.

Can a repaint the inside of my home?
- Please submit in a maintenance request for painting. We will contact you to discuss the details.
